One of the first things most people do when thinking about selling is browse property portals. It’s natural, you want to understand where your home fits and what it might be worth.But comparing your home to others online can quietly create confusion.
Listings only show part of the story. They don’t show negotiated prices, failed deals, buyer feedback, or why one home attracted interest while another stalled. Two houses that look similar on a screen may be priced differently because of timing, motivation, layout, or buyer demand that never appears in the photos.
Online comparisons also tend to focus on asking prices, not outcomes. A home listed higher doesn’t mean it will sell higher and one priced more realistically may end up achieving a stronger final result.
This is where frustration often creeps in. Sellers wonder why their home hasn’t attracted the same interest, or why expectations don’t align with reality.
The truth is, pricing and positioning only make sense when viewed in context. Local activity, buyer behaviour, and current demand all matter and they change more often than people realise.
Looking online is a useful starting point.
But clarity comes from understanding what’s actually happening, not just what’s visible.
