This summer has proven to be a busy period for the property market across the country, and south west London is no exception. We’ve seen a record-high number of properties on the market in recent months, as well as a fluctuation in average house prices in London and across the UK as a whole.We’ve looked at all the data from Rightmove’s most recent House Price Index and investigated what buyers and sellers can expect when looking to make a move around this time of year, especially in our green and leafy corner of the capital.
What does this mean for sellers?
July 2025 has been the best one for sales agreed since 2020, demonstrating how active the market has been this summer. The current average time to find a buyer nationally is 62 days; however, properties that are priced appropriately and don’t need to be reduced take significantly less time to find a buyer, at just 32 days.
By comparison, those that had to reduce their price have almost tripled that timeframe, taking an average of 99 days to find a buyer. Therefore, it is important to price your property correctly from the start, aided by your agent, who is the expert on what property prices are in your area.
What does this mean for buyers?
The great news for buyers is that the number of homes for sale is up 10 per cent on this time last year, meaning the annual price increase has been muted to just 0.3 per cent, and a great time for buyers to get better value for their money for their new property. House prices in Wandsworth Borough are currently at an average of £866,995, and sit at £724,305 for Merton Borough, so buyers should factor these figures in when budgeting for their next property.
